Once we receive payment, we will produce a preliminary plan based on the information you provide. This preliminary plan is a "PDF" file, and will be sent to you via email for your approval.

We recommend showing the preliminary plans to all trades people involved, contractors, truss supplier, building officials, etc.. You may also use them for financing information, obtain bids and price quotes. Also check for the minimum width and depth of the footings, and for overall height restrictions that may apply. To change to the preliminary plans, email or fax the information, also include any specific requirements that needs to be on the finished plans. If your building calls for manufactured roof trusses, they will supply you with the engineering data for your roof system. This information needs to be attached to your roof framing plan when you apply for permit.

Upon approval of preliminary plans, a full set of 11"x17" or 24"x36" reproducible masters will be express shipped to you in 2-3 working days. Feel free to make as many copies of the plans as you wish at your local copy center. You have 120 days after you receive your plans to make free changes. Also the full set of cad files are available free upon request.

Site Plan: Shows the property, house, garage locations and sizes, existing buildings, easements, utility connections etc.

Exterior Elevations: Shows exterior views of the building, overall height, width, roof pitch, doors, windows, siding, etc.

Floor Plan: Shows plan view of the building, overall width, depth, doors and window sizes and locations etc.

Foundation Plan: Shows plan view of the building foundation, overall width, depth, doors rough openings, footing size, (freeze wall if required) Slab thickness and reinforcement information. Anchor bolt size and locations etc.

Roof Framing Plan: Shows roof in plan view, most plans call for manufactured roof trusses. Shows ridge, slope, eave over hang, vent information,etc.

Cross Sections & Details: Shows a cut-section thru the building, top plate height, wall, roof, and insulation details etc.

Electrical Plan: A bare electrical plan with a symbols legend, will be supplied. We suggest filling it out with your electrician with a pencil. "Sorry we don't provide free changes on electrical plans."

If your local building department requires an engineer to stamp the plans, you may need to hire a local engineering firm to provide there notes and structural calculations. Most engineers will mark up the plans and return them to us for revision. Many times the engineering firm requests the cad files to edit or reference directly, if this is the case, let us know ,we will be happy to forward our files to your engineer as needed. There is no charge for any changes that may be required.
